Home inspections on the Costa del Sol
Understand the visible condition of your property, prepare a handover and organise the next steps while you are abroad.
A property inspection should answer a practical question: what was seen, what was not checked and what needs attention? LookHome MS helps owners record visible observations and coordinate agreed follow-up in Marbella, Benahavís, Mijas, Fuengirola and Benalmádena.
Choose the right type of visit
- Routine property care: agreed visual checks while a home is unoccupied.
- Handover and snagging: record visible issues, demonstrations and outstanding items at delivery.
- Before a purchase: discuss our separate pre-purchase property report and the specialist advice needed for the transaction.
Agree what will be checked
Define the rooms and accessible areas, keys, visible signs of leaks or damp, doors and windows, and any agreed basic demonstrations of equipment. Identify inaccessible areas and anything that requires a technical specialist.
Bring existing plans, handover documents, known defects and your priorities. A visit should be planned around the property, rather than a promise to check everything.
What a useful visit record contains
| Field | What to record |
|---|---|
| Visit and scope | Date, accessible areas and the checks agreed with the owner. |
| Observation | Location, a clear description and a relevant photograph. |
| Status | Observed, not tested, inaccessible or requiring specialist assessment. |
| Next action | Who should review it, whether a quote is needed and what the owner must approve. |
Illustrative reporting format, not a completed client inspection or a technical certificate.
From findings to follow-up
- Share the property details and the purpose of the visit.
- Agree the scope, access and form of reporting.
- Record observations and outstanding questions.
- Approve any contractor visit or separately priced work.
